Project Manager is needed at ESTIM CONSTRUCTION LTD (Tanzania)

Job description

We are looking for a Project Manager for one of our Projects in Zanzibar, the project is a 5 star resort with multiple villas and towers construction. The role requires minimum 8-10 years of relevant and hands on experience in building construction with an organisation of repute. The individual must have worked with hotel projects in ME or India locations.
Role:
  1. Oversee and direct construction project from conception to completion
  2. Review the project in-depth to schedule deliverables and estimate costs
  3. Oversee all onsite and offsite constructions to monitor compliance with building and safety regulations
  4. Coordinate and direct construction workers and subcontractors
  5. Select tools, materials and equipment and track inventory
  6. Meet contractual conditions of performance
  7. Review the work progress on daily basis
  8. Prepare internal and external reports pertaining to job status
  9. Plan ahead to prevent problems and resolve any emerging ones
  10. Analyse, manage and mitigate risks
  11. Ensure quality construction standards and the use of proper construction techniques.
Responsibilities:
1. Construction Management
1.1 Ensure all his projects are on schedule as per project program and organization have resource adequacy and efficiency on the project
1.2 Ensure site team is functioning well and productivity is as per expectations, talk to team members to identify issues affecting progress on site and find solutions to these issues.
1.3 Undertaking short, medium and long term planning on a day to day basis for projects regarding resources, procurement, methodology, safety etc.
1.4 Ensure subcontractors are performing as required and sufficient labour is available on site, ensure procurement schedules are completed accurately and procurement is as per site requirements and liaise with the procurement department incl. long lead items.
1.5 Ensure reporting structures are in place and adhered to for information to Head
Office, deal with any site issues incl. coordination, drawing review and quality.
1.6 Ensure drawing reviews are completed in advance and any RFI’s are raised prior to having an effect on the site. Ensure material management systems are in place on the project.
1.7 Ensure contractual matters are understood, raised in a timely manner and followed up.
2. QA/QC
2.1 Implement and help set up a companywide standard QA/QC Document control system to ISO 9001 standards in the long term (1-2 years), ensure the works are being completed as per international standards and our expected levels of quality.
2.2 Ensure sufficient systems and processes are in place for quality to be maintained and site team is competent and trained to complete works to our standards. If not, identify training requirements to improve our standards.
3. Financial Control
3.1 Review tender drawings, BOQ’s and contractual documentation to clarify and highlight any financial risks to the company. Provide input at the tendering stages to ensure a competitive and realistic bid is submitted.
3.2 Ensure certificates, payments and variations are being recorded and raised on site, ensure methods and systems on site to control and manage costs are effective and accurate.
3.3 Responsible for ensuring the project is completed to budget and identify methods to improve value in the project and ensure regular audits are completed to reconcile work done, materials received and payments made with team members.
4. HSE
4.1 Safety is a priority at Estim. Ensure safety standards are met for all works conducted and        complete Risk Assessments for high risk activities.
4.2 Ensure standardised method statements are created and followed, identify ways to improve the safety at the workplace.
5. Engineering
5.1 Ensure sound engineering principles are being applied to all works, deal with any technical or engineering concerns as they arise and ensure all works are completed as per required standards.
Skills Required:
  1. Proven working experience in construction management
  2. Advanced knowledge of construction management processes, means and methods
  3. Expert knowledge of building products, construction details and relevant rules, regulations and quality standards
  4. Understanding of all facets of the construction process
  5. Familiarity with construction management software packages
  6. Competent in conflict and crisis management
  7. Leadership and human resources management skill 8. Excellent time and project management skills.
